THE heat is on for buyers hoping to snap up a new home in Swinton.
Elan Homes has amassed a database of more than 700 people interested in purchasing a property at Birchfield Court on Worsley Road, where a former “micro estate” and nursing home is being given a new lease of life as an intimate gated community.
Elan is converting the gatehouses to provide a pair of two-bedroom detached properties and building 18 new homes, the first of which have now been released for sale.
Marie Morris, sales director for Elan Homes in the North, said:
“The fact that hundreds of people have enquired about just 20 homes is phenomenal. It points to a pent up demand in this part of Greater Manchester, signals that people here recognise Elan as a brand they trust and is also indicative of the wider housing market conditions – demand is continuing to outstrip supply. We’ve been keeping those who had registered an interest in the homes updated and explaining how the properties will be released for sale in line with the build programme. We’d encourage anyone who wants to live here but hasn’t enquired yet to get in touch without delay.”
Birchfield Court will offer a choice of three and four-bedroom new-build homes in a mix of mews, semi-detached and detached designs, alongside two-bedroom properties in the gatehouses.
The initial release includes three-bedroom Thurston Max style properties, priced from £334,995.
The ground floor of Thurston Max is almost entirely open plan, consisting of a combined kitchen, dining room and lounge, with French doors opening out from the lounge to the rear garden. A cloakroom completes this level.
On the first floor, there are two bedrooms and the family bathroom.
The main bedroom, with en-suite and dressing area, encompass the entire top floor, providing a tranquil retreat at the end of the day.
The new homes at Birchfield Court will enjoy a gated courtyard setting with the existing mature trees being retained around the site’s boundaries and within the wider landscaping to provide an established green setting.
Each home will have a rear garden and either designated parking spaces, plot driveways or single garages.
Homes at Birchfield Court will be an ideal base for commuters as they are being built less than a mile from Swinton station, only five miles from Manchester city centre and close to the East Lancashire Road (A580) which also provides quick access to the motorway network to both Manchester and Liverpool.
