Greenlight Urban has appointed local contractor Benniman Limited for the redevelopment of a former manufacturing complex in Redditch after obtaining full planning permission from Redditch Borough Council.
With construction due to begin in the next few weeks, Greenlight Redditch will partially demolish the existing buildings on site to create space for four new industrial/distribution units, which will be targeting BREEAM Outstanding ratings and EPC A+.
Totalling 126,715 sq. ft, the development has been designed to improve energy performance and reduce the environmental impact. The units range in size between 10,000 and 67,475 sq. ft and use sustainable technologies such as rainwater harvesting, photovoltaic solar panels, EV charging infrastructure and air source heat pumps to mitigate and adapt to climate change, cut carbon emissions, meet upcoming regulatory requirements, and reduce occupiers’ operating costs.
Alongside these technologies, Units 1 and 3 will include Category A office space together with feature balcony space for employees, a unique feature in the UK industrial market.
The site is next to the A4023 Coventry Highway, making it an ideal location for growing businesses based in the West Midlands.
Earlier this year, Greenlight announced that it had signed a pre-let with the site’s existing occupier Honeywell. As part of the pre-let agreement, Honeywell’s 61,800 sq. ft facility will be fully refurbished to achieve BREEAM Outstanding for refurbishment, dramatically improve the EPC to an A rating by reinsulating the structure of the existing building and incorporating new sustainability features including photovoltaic solar panels and air source heat pumps. This major work is being done while Honeywell remain operational on the site.
