Warwick Offices 70% Let After £5M Refurbishment

The former IBM campus has been rebranded as ‘The Woods’ with a focus on staff wellbeing


FI Real Estate Management (FIREM) has completed a £5m refurbishment of The Woods in Warwick, where over 70% of the 80,000 sq ft building has already been let.


The revamped office space has undergone a 12-month refurbishment programme to transform the former IBM campus into a flagship CAT A development, including coworking spaces aimed at the region’s growing freelance market.


The Woods has been designed with employee wellbeing at its heart and boasts landscaped outdoor green space, EV charging points, state-of-the-art lighting and climate cooling, collaborative working areas, a high-end reception and bistro cafe.


Catering to the changing needs of West Midlands businesses across the healthcare, medical and creative industries, the development offers a range of floor sizes for freelancers and small companies to larger organisations seeking satellite office space.


The new two storey development is set to welcome two market leaders in the health and tech sector, including Quanta Dialysis Technologies (Quanta DT) with further interest from both regional and national businesses.


Tim Knowles, founder and Managing Director of FI Real Estate Management, said staff wellbeing and welfare were at the heart of the refurbishment – right down to the building materials chosen. He said:
